Fixed monthly costs are determined by the base management fee, number of homes, and if any additional services (like pool or clubhouse management) are added.

Variable monthly costs for an HOA are expenses that fluctuate based on specific usage or optional services utilized by the community. These services include things like mailing fees, special consulting fees, and more. It’s important to note that some fees (like lien filings) are initially paid by the HOA but are eventually paid-back by the homeowner.

In most cases, there are no startup fees. However, in instances of complications or unusually lengthy setup processes, MGM may levy a startup fee.

Our goal is to ensure a smooth transition. Typically, we can commence managing your HOA within a few weeks of contract signing. Should there be delays in the onboarding process, we can often provide partial services while awaiting completion of the remaining paperwork or processes.

All initial contracts span 12 months and will automatically renew unless terminated. Cancellation requires a 90-day notice. Throughout this period, MGM will maintain its standard services and assist with the transition process.

Associations have the flexibility to upgrade their plan at any time to better suit their evolving needs and preferences. Should an association wish to downgrade their plan, they can make this adjustment at the time of their renewal. This ensures that associations have the freedom to adapt their management services according to their changing requirements while maintaining control over their budgetary considerations.
